Ordering and Tracking

Years ago, the majority of orders came in via fax and were confirmed with phone calls once we got back to the office. Often, in this scenario, it might of taken hours to hear back to see if the order could be taken. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

We've learned that taking notes regularly, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using an application developed for our phones that even lets us sketch a floorplan right on the spot. And instead of using an old tape measure, a larger percentage appraisers are beginning to use laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.

Using this technology allows us to ensure that your report is reliable and complete, requiring fewer call-backs and revisions. Our goal is to save you time and money.

At a very minimum, you can expect us to deliver your final report electronically as a PDF. Generally our clients are most familiar with receiving PDFs attached to their e-mail. It's a lot faster than the old days before e-mail. But, we've even been able to improve on e-mail with how you receive your report with this website.

Ever lost a file that was sent to you? Or have you ever had problems sending or receiving an e-mail because of the file size? We have the technology to overcome those problems, too.  When we deliver an appraisal through this website, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if anything happens to the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.

It would probably be easier if appraisers could complete a report, give it to the client and never be concerned with seeing that document again. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.

Here again, Tortorella Appraisals, Inc. leverages our investment in technology to improve service. We store every part of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we're able to retrieve that report at any time and recall precisely what that report was about.
